10 Helpful Hints to Sell Your Home

  1. Price it Competitively.... Today's buyers are informed shoppers
  2. "Curb Appeal" is Critical.... A prospective buyer should look at the outside of your home and say, "Wow, this one looks great!"
  3. Space & Light.... Dress your home to sell.  Arrange the inside of your home to show maximum space.  Effective lighting in key areas in essential.
  4. Buyer Exposure.... Your sales price is directly related to the exposure you give your house through local advertising.  Low exposure equals a lower sales price.  Greated exposure offers a greater chance to find a qualified buyer who can pay the top price for your home.
  5. Avoid lookers.... Show your home to qualified, potential buyers only.
  6. Offer a One Year Home Warranty to Your Buyer....  Buyers want it, I can show you how to provide it.
  7. Know Your Immediate Competition.... View other homes for sale in your area.  Objectively compare the "competition" with your home.  Stress the advantages when showing your home.
  8. Do Prospective Buyer Follow-Up....   9. Proper Negotiating Strategy.... Be sure you are clear on your asking price and any concessions you might make before the prospective buyer visits your home.  This approach removes emotions and addresses the issues.
  10. Financing Options.... Be prepared to suggest different options to the buyer.  Choices are very helpful in selling your home.

 


 

10 Common Mistakes You Can Easily Avoid

  1. Asking a Price that is Too High.... "I can always come down." This may be your thought but often the prospect will not ask you to come down.  They'll just go to another property that's priced right for them.
  2. Letting the Buyer Make Needed Repairs....Your home will never get "top dollar" if it is in disrepair.  The cost of repairs will be recouped and then some in the higher sales price you can ask and get if you make the repairs.
  3. Thinking, "I'll Have a Contract Ready After I find a Buyer".... Get it ready now.  The delay may cost you the sale.
  4. Letting Strangers Into Your Home.... Require an ID and have all guests sign in.
  5. Not Being Available.... The "right" buyer may appear at any time.  Try to have someone at home at all times.  When you are away be sure to use your answering machine to give a message saying when you will be available and where you can be reached.
  6. Thinking, "I am Saving the Realtor's Fee, I Can Afford to Reduce the Price."....  Your house should sell at a fair price with or without the fee.
  7. Acting Too Anxious .... Buyers are frightened by this.  They are afraid you are hiding something that may come back to haunt them later.  Be yourself.
  8. Accepting a Deposit That is Too Low.... This results in high incidence of the buyer dropping out of his/her commitment.
  9. Not Offering Financing Options.... Buyers want a choice.  Be prepared to offer them those that are available.
  10. Limiting Marketing Efforts.... A sign out front and an "ad" in the paper are usually not enough.  Use every avaialbe resource from shopper's guides to supermarket bulletin boards.
